Our Story - Dan Simcox

After practicing as a lawyer for 20 years at several large law firms and serving as general counsel for the sports and entertainment business of a Fortune 200 company, Dan started Simcox Law LLC in 2015 to offer his broad range of legal and business experience and skills to a wide variety of clients.

Dan works relentlessly with his clients to help them navigate efficiently and effectively through challenging situations to develop the best options available.

Dan served as the general counsel for the sports and entertainment business of a Fortune 200 company from 2005 to 2014.  In that capacity, he negotiated major commercial transactions, developed and improved compliance programs for a broad range of commercial activities, and managed major commercial disputes and guided strategy for major litigation, both single-plaintiff and class actions.  Given Dan’s breadth and range of experience as general counsel, there are few attorneys as qualified to handle as broad a spectrum of challenging issues that face businesses in a fast-changing, complicated environment.

Previously, Dan had been a partner at an AmLaw 200 Law Firm and an attorney at a major international law firm.  Prior to law school, Dan spent five years working in land use and urban planning in the Philadelphia region including stints at the Philadelphia Historical Commission, the Philadelphia Art Commission and the Delaware County Planning Department.

Commercial Contracts

  • Negotiated sophisticated operating, lease and licensing agreements for complex hospitality businesses as well as related ancillary agreements and joint ventures for facets of the operations for several industry leading companies, including a Fortune 200 company
  • Advise businesses, entrepreneurs and investors on potential acquisitions and sales of businesses and real estate in a variety of industries ranging from hospitality, foodservice, venue management, marketing, food production, as well as smaller businesses including dental practices, dental supply companies, and real estate developers
  • Consult with businesses and key employees on employment arrangements, non-compete agreements, confidentiality and business protection agreements
  • Negotiation of sophisticated agreements for marketing, promotions and advertising campaign of a nationwide brand
  • Negotiated a 30-year deal with the New York Mets affiliate for the opening of Citi Field in New York City, the largest deal in the concessions industry at the time
  • Negotiated with the NHL for concessions agreements at the Winter Classics held at Fenway Park, Boston and Citizens Bank Park, Philadelphia
  • Negotiation of consulting arrangements for experts providing guidance to businesses spanning a variety of industries including engineering and retail sales

  • Represented industry-leading convenience store, food market and fueling station in commercial leasing and development of real estate
  • Representation of major commercial retailer in acquisitions of real estate for development
  • Represented broad array of clients in addressing difficult commercial leasing issues including responses to the Covid-19 pandemic and development of range of options for going forward
  • Represented the lender in the restructuring of the financing for One Liberty Place and The Shoppes at Liberty Place
  • Represented the owner in the restructuring of Two Liberty Place from a single tenant building to a multi-tenant office building
  • Represented a client in the purchase and, years later, the sale of One Suburban Station, an iconic Philadelphia landmark
  • Represented a commercial real estate lender in hundreds of millions of dollars of loans secured by office, retail and residential properties sponsored by a Goldman Sachs real estate investment fund
  • Represented a commercial lender in establishing a revolving credit facility for a major Philadelphia developer
  • Represented developer in untangling complicated real estate title issues
  • Represented small businesses and real estate developers in the acquisition, leasing and sales of real estate
